摘要
业主委员会运行过程中,业主委员会委员的选举制度,业主委员会的会议制度以及业主委员会工作人员的非专职化等方面存在诸多问题。提出借鉴民主政治选举的形式进行业主委员会委员的选举,业主委员会议事采用少数服从多数原则和回避制度,加强对业主委员会的监督,业主委员会工作人员进行职业管理等完善业主委员会运行制度的建议。
There are many problems over election, conference mechanism and part time staff in the operation of proprietors committee. This paper proposes to elect committee member democratically; conform to majority and abstention rules; strengthen supervision on the committee; establish prefessional management for working staff etc.
