摘要
不论是新楼盘还是二手房,城市地铁的发展能明显影响其价值,而且,其积极影响要大于负面影响。地铁对房地产价值影响的重要表现就是使房地产价格由原先的"区域中心辐射"模式转向"区域辐射+带状辐射"的新模式。另一方面,地铁沿线房地产的开发,有助于地铁的外部效应内部化以及地铁客流量的提高。
Urban subway can effect real estate' value, no doubt new or old. And its positive effect is more than its negative. One key effect of subway to real estate is that the subway has changed the value of real estate from 'regional centre' model to 'region centre + band centre' model. Meanwhile, real estate development along subway line can lead to the internalization of the externality and the increase of the passenger volume of the subway.
