摘要
近年来,北京房地产业取得了巨大的成就,已经成为国民经济的支柱产业,在促进城市经济发展、解决居民住房困难、吸纳居民就业、促进相关产业发展等方面作出了重要贡献。近年来,北京住房产品结构不断优化,与城市经济发展总体上是协调的、相互促进的。但北京住房产品内部结构仍然存在诸多不合理、不协调之处,不仅不利于房地产业自身的持续健康发展,从长远来看,还可能对城市经济协调发展带来不利影响。为保持首都经济平稳较快增长,满足广大人民群众基本的住房消费需求,确保构建首都和谐社会目标的实现,必须从土地市场、增量房市场、存量房市场、住房租赁市场、非住宅市场等几个方面入手,更好地促进北京住房产品结构均衡发展。
In recent years, great achievement has been made in the real estate industry in Beijing, which has been the pillar industry for our national economy. While optimizing the structure of Beijing real estate market, this market contributes more in terms of promoting the regional economic development, solving the problem of housing for the citizens, providing more opportunity of employment and promoting the development of relative industries. And the development of the real estate market in Beijing is coordinate and mutual beneficial with the regional economic development. But there are some problems in terms of rationality and coordination for the internal structure of Beijing real estate market that is not only not beneficial for its sustainable and sound development, but also not beneficial for the coordinate development of the regional economic development. To maintain a stable and rapid economic growth, meet the basic requirement of housing and guarantee the realization of harmonious society, we should start from such market as land market, new construction housing market, the second-hand housing market, rent market and noncommercial housing market and better promote the balanced development of Beijing real estate market.
