摘要
针对应用基准地价分类修正综合法评估综合用地地价时出现的评估结果与其他方法的评估结果有较大差别,出现了部分结果与实际明显不符等问题。文章分析了问题产生的原因,提出了改良方法,并通过估价案例对改良前后的估价结果进行了比较和分析。同时对如何应用基准地价成果评估综合用地地价提出了一些建议。
The paper analyses the reasons why there are great differences between the assessment result concluded by using standard land price classification to amend the comprehensive evaluation of integrated land-use price,and the other assessment results concluded by other methods.On this account,the paper offers some improved methods,and makes comparison and analysis on the valuation result before and after the improvement via valuation cases;at the same time,it proposes some measures for using the results of standard land price to evaluate integrated land-use price.
