县域小城镇土地级差收益测算方法研究──以南京市六合县为例 被引量:3

摘要 在土地市场尚不发育.土地分等估价工作尚未完全展开的情况下.以地租、地价、区位、边际理论为依据.建立合理的分等指标体系.计算土地综合质量指数.将六合县域内15个小城镇分为4等.以此为基础,通过相关参数的确定及样点数据的处理.利用生产函数模型对土地级差收益进行了测算,并较为详尽地分析了测算结果.这为完善县域小城镇土地级差收益测算提供了科学依据.对深比我国土地有偿使用制度改革.建立健全合理的土地市场.实现土地资源资产化等具有较好的理论和实践意义. With the reformation of the land usc-with-compensation system. it has beeome an impertant factorto evaluate land price scientifically and reasonably in allocating land resources properly. Presently. the methodof evaluating land price of cities has been founded, but because of underdeveloped economy, the gradation andevaluation of land of most towns are not carried on. so it is urgent to choose the effective method to evaluateland price of towns, and make the method of evaluating land price scientific and the stucture of land price systematic.According to the land rent theory, land price theory, location theory and margin theory. the paper divided 15 towns of Luhe county into 4 grades based on the analysis of influential factors of land quality. estabishment of gradation index system. standardization of the index. assumption of the weights. caculation of criteria of land comprehensive quality. Then, it chose the model of product function to calculate the differentialbenefit of land in towns. This work provides a scientific basis of the evaluation of land price in towns. and hascomparatively good theoretical and practical significance to deepen the reformation of the land use-withcompensation system of China. estabish the reasonable land market. and make the land resource a property.
