Influence and evaluation system of regional factors on different types of residence

主要针对住宅类房地产价值评估中存在的不足,分析区域影响因素对其价值影响的作用机制,着重分析区域因素对不同住宅物业的房地产价值所产生的影响,并基于我国房地产评估中的区域因素影响评估的现状,相应的提出在房地产估价中完善区域因素评估体系的对策和建议。通过此项评价体系的改善,可以大大提高住宅类物业房地产价值评估的准确性,从而改善房地产评估方法。

Primarily in view of existing shortcomings of residential real estate value assessment,by analyzing the. influence on the values by regional factors, especially focusing on the one by different types of residential properties, and comparing with China＇s existing real estate assessment of regional factors, exploratory researching the strategy and suggestion on this field. Hence,the enhancing of this evaluation system could also improve the accuracy of assessment of types of residential real estate property valuation, thus improving the real estate assessments.
