基于最佳容积率参考值的住宅项目产品组合决策

Research on Products Portfolio of Residential Project Based on "Best FAR for Reference"

在住宅项目产品组合比例的配置过程中,忽略基础参数之于所研究项目之间匹配度的探究、对产品最优组合的准则设定不科学,是很多现行配比方法存在的弊端。本文提出最佳容积率参考值理论和测算方法,解决了基础参数与目标研究项目之间的适配度问题;以项目利润最大化作为产品最优组合准则,在此准则下,围绕基础参数构建线性规划模型,求解模型得到最优的产品组合比例。

In the process of arranging the products mix ratio of residential project, paying little attention to the adaptation of the basic parameters to the studied project and using the wrong guidelines to arranging the mix ratio are the common phenomenon. In this paper, author introduces the concept and the using of methods of ＂best FAR for reference＂, which can solve the problem of adaptation; base on taking maximizing profit of project as the guideline, the paper proposes to construct a linear programming model to get the optimal products mix ratio of the residential project.
