摘要
在界定住宅物业共有部分范围的基础上,明确了可经营共有部分的内容及经营的方式。针对现实中住宅物业共有部分的经营中存在的若干问题,着重讨论了经营机制的建设问题。提出可以通过明确住宅物业共有部分的产权,实行经营过程的"双授权制",优化经营收益的分配模式来充分发挥住宅小区的经济功能,保证住宅小区物业管理的基本秩序。
On the basis of defining the common sections in residential district, the parts that can be operated and the operation models are clarified. At present, there are many problems during the operation process of the common sections. The discussion focuses on the establishment of operation mechanism. The property right should be clari - fied, the dual-authorization policy can be implemented and the distribution model is optimized. And then the economic function of the residential order will be displayed. The basic order of property management in the residential district will be certified.
