中国房地产市场发展非均衡与商品房价格因素分析 被引量:12

摘要 本文从分析我国房地产市场的供求失衡出发,将我国房价构成要素进行分解,对我国房地产市场的非均衡与商品房价格偏高的原因进行了理论分析。结果发现:土地成本、税费、超额利润和过高的管理费用(主要指高管薪酬)是推动住房价格走高,造成房地产市场非均衡的主要因素。只有对以上四个方面的因素进行控制,才能降低并稳定房价。 This paper points out that China's housing prices are too high from the comparison of "housing price-income ratio", and lead to the imbalance between the supply and demand in China's real estate market. Then by breaking down the elements of housing prices, the paper analyzes the causes for the non-equilibrium of China's real estate market and for the high real estate prices theoretically. The results are as follows: land costs, taxes, excess profits and high administrative costs (mainly salaries of executives) are major factors of high housing prices and non-equilibrium of real estate market. Only when theses four factors are controlled can the housing prices be lowered and stabilized.
