摘要
针对目前社会上关于房价与地价之间沸沸扬扬的纷争,在对各方观点进行系统梳理后直接研究房价对地价的弹性。研究认为:地价是一种需求价格,如今的高地价是由于高房价而产生了对土地强烈引致需求的结果。而房价的影响因素十分复杂,由于容积率的调节作用,使得短期内地价对房价不产生明显影响,房价更多地与楼盘所处的区位、面临的经济形势等经济基本面因素有关,这一观点也得到了国土资源部最新公布的一组关于2006年至2008年间,全国105个城市536个楼盘调查数据的经验证据支持。住房供给的空间垄断、异常旺盛的住房需求和地方政府的不作为是导致房价飚升的最主要原因。
Currently there is drastic social debate between housing price and land price.After systematically organizing the viewpoints of all parties,this paper argues that land price is a kind of demand price.Present high land price is due to strong demand for the land resulted from high housing price.The factors affecting house price is very complex and land price would not have significant influence on housing price in short term because of the regulating role of floor area ratio.Most housing prices have relationship with housing location,economic situation and other factors of economic fundamentals.This view has also been supported by empirical evidence published by Minister of Land and Resources recently on survey data from 536 real estates among 105 cities nationwide from 2006 to 2008.Finally,the paper argues that it is spatial monopoly,abnormal strong demand for housing and local government inaction that mainly leads to soaring housing price.
