商品住宅价格空间分布与城市区域价值研究——以西安市为例

Research on the Spatial Distribution of Commercial House Price and Regional Value——A Case Study of Xi'an City

依据西安市主城区2008～2009年上半年在售商品住宅项目的市场价格数据,利用ArcGIS地统计分析模块的半变异/协方差函数云和直方图分析法对样本数据进行处理之后,利用趋势面分析法西安市商品住宅价格空间变化趋势进行分析、采用普通克里格空间插值方法进行空间局部估计,得出西安市商品住宅价格空间分布特征。并以此对西安市主城区的城内、城南、城北、城东、城西、长安区的区域价值进行剖析。结果表明,城内作为城市的中心,人居设施比较完备,发展最为成熟;城南拥有独具特色的文化底蕴和景观环境,发展速度最快;城北在诸多利好政策的带动下,出现了商品住宅价格分布的副中心;城东凭借"水"的天然条件,开发浐灞生态园提升区域价值;城西借着高新区和"西咸一体化"而不断前进;长安区在城南发展的带动下,区域价值不断上升。但从总体上东西部的发展远远落后于南北向的发展。

By means of the data of commercial houses＂ market price from 2008 to the first half of 2009 in the main city of Xi＇an, the semivariogram/covariance cloud and histogram analysis methods in geostatistics of ArcGIS is taken to deal with the sample data, the trend analysis method is presented for the analysis of the spatial variation trend of commercial houses price, and the ordinary Kriging method is adopted to estimate the local spatial character of commercial houses price in Xi＇an. According to above research, we analyze the value of various regions in the main city of Xi＇an. As a result, the center of the city has maturely developed in commercial houses because of the perfect. Residential facilities, the southern city is developing fastest by taking advantage of unique culture and landscape environment; the northern city appears a second expensive center of commercial houses market price influenced by many good policy; the eastern city is enhancing the regional value by the construction of ＂chanba＂ecological garden with the natural ＂water＂; the western city make the best of the high-tech area and the integration of Xi＇an ＆Xian yang to develop; because of the development of the southern city,the regional value of the area of chang＇an is rising. However, from the global perspective, the regional value of the western and eastern in Xi＇an is far behind the southern and northern.
