摘要 房地产项目可行性研究是房地产开发决策分析过程中的重要步骤,也是房地产开发项目投资决策的重要依据。以北京市门头沟山景房地产开发项目为例,运用定性和定量、静态和动态相结合的分析方法对项目进行全面分析论证。结果表明,门头沟山景房地产项目的土地地块资源条件好,开发投资回报率高,达到25.87%。该项目投资风险较小,未来发展前景看好,适合投资。 The feasibility research of a real estate project is one of the key steps in the decision analysis for the project, and it is also an important basis for the investment decison of the project. Here, taking Beijing Mentougou Shanjing Real Estate Project for example, the overall analysis and exposition for the project are made by using the qualitative and quantitative analysis techniques and the static and dynamic analysis techniques. The results show that the project has a high return on investment, reaching 25.87%, its investment risk is relatively small, its development prospect in future is good, so it is suitable for investment.
