西安市住宅房地产价格传导机制研究

本文利用蛛网模型这一数学工具,从研究房价着手,特别是从房价变化的传导机制着手,建立了西安市住宅房地产市场供求关系的传导机制模型,通过分析得出结论,西安市商品住宅市场供求关系中的价格传导机制存在不稳定因素,呈现出正反馈式的发散特征,但目前西安市房地产市场在快速增长的基础上,继续保持稳定、快速、健康发展的态势,市场形势良好。另外,通过对房地产市场供求分析预测了住宅房地产的销售前景,并且,提出了稳定房地产市场的对策。

This article uses the mathematical instrument cobweb model to proceed from research house prices,especially from house price change＇s transmission mechanism,to establish Xi＇an residential real estate market supply-demand relation transmission mechanism model.Through the analysis we can conclud that price transmission mechanism in Xi＇an residential real estate market supply-demand relation have unstable factors,which showing a positive feedback-type divergent characteristics.But the present Xi＇an real estate market,base on rapid growth,will continue to enjoy a stability,rapid and healthy development momentum,and the market situation is good.In addition,through analysising supply and demand of residential real estate market we can forecast residential real estate＇s sale prospects,and put forward measures to stabilize the real estate market.
