摘要
城市综合体业态组合的成效很大程度上决定了项目前期工作的开展,与开发商、投资者、经营者及消费者的利益息息相关,甚至关系到项目的成败,进而影响到城市的形象。在对城市综合体发展现状、业态特点、影响业态组合的因素以及成功运营的城市综合体进行数据采集和分析的基础上,提出适合城市发展的项目体量、业态类型、业态组合比例等相关建议。城市综合体各业态比例存在于一定的范围,但并没有固定不变的黄金比例,需要根据项目所在城市经济发展水平、投资环境、开发商自身实力以及企业差异化经营等多方面因素进行决策。
The effect of the trade complex of HOPSCA determines to a great extent the running of project's preliminary work,and is also closely related to the developer,investor,operator and consumer,even the success of the project and city image. To better solve this problem,this article analyzes the development status,trade characteristics,influence factors and successful cases of HOPSCA,puts forward some suggestions concerning project size,trade style,trade complex proportion of urban development consequently. That is to say,there is no golden ratio with regard to trade complex of HOPSCA,and the decision maker must consider multi-faceted factors such as level of economic development,investment environment,differentiation strategy comprehensively.
