对高校房产管理进入有偿物业管理阶段出现的新问题及其解决方案进行探讨。分析了房产管理部门、房产使用部门以及物业公司对于这些问题所应承担的责任,指出房产管理部门在这些问题产生中应负的主要责任,并应承担解决问题的责任。对于如何解决这些问题提出了具体的建议。

The objective is to analyze the problems appearing at the stage of cost-needed administration of house properties in colleges and universities,and to give possible solutions to these problems.The duties of the house property administration division and the divisions using house properties of the university as well as the duties of the companies providing services to the house property administration are illustrated.It is pointed out that the house property administration division plays a key role in producing problems and should play a key role in solving these problems.Some suggestions to solve the problems are presented.
