谁推高了房价? 开发商、置业者还是地方政府 被引量:27

摘要 本文在局部均衡框架下探讨了住房基本价格的决定机制与房地产泡沫的形成机制。理论模型显示:住房基本价格取决于消费者的预期总收入、单位建筑成本、住房消费的相对重要性、贷款利率与开发商的市场势力等因素;成本不确定性、过度乐观与投机行为是房地产泡沫形成的两种基本形式,而政府的金融支持则会加剧泡沫的持续放大。利用我国1996—2007年省级面板数据的经验分析表明,消费者的收入、建筑成本、贷款规模与开发商的市场势力都是房价持续上涨的驱动因素;其中,政府的金融支持可以解释房价上涨的6成。
