摘要
国内外学者与政府部门从不同的角度对生产性服务业进行了不同的分类,国家统计局2003年公布的《三次产业划分规定》关于生产性服务业的分类中包含了房地产业,而2006年公布的《十一五规划纲要》关于生产性服务业的分类却不包含房地产业,那么中国房地产业是否应该归类于生产性服务业呢?定义了生产性服务业的综合判断标准,运用定量研究的方法,从投资结构、消费结构以及服务业中间需求率的多种视角对中国房地产业的生产性服务特征进行了实证分析,得出了结论,并提出了政策建议。
Domestic and foreign scholars and government departments made many different categories on the productive services from different view points. With regard to the classification of producer services,China National Statistics Bureau (2003) "The Provisions of Three Industries Division" point out that the producer services includes the real estate industry,but the Eleventh Five-Year Plan which was published in 2006 did not include the real estate industry on the classification of producer services. Then,should the Chinese real estate industry be classified in the producer services ? From the view points of the investment structure,consume structure,and intermediate demand rate of the Chinese real estate industry,this paper analysed the producer services features of Chinese real estate services through quantitative research methods,draw a conclusion and put forward to some policy advices.
