摘要
基于地价空间分配理论,对综合用地评估中的空间分配率进行了方法和实践上的探索,归纳出地价楼层分配率和面积分摊系数的计算公式。并以兰州市为例,选取典型样本,测算出可以作为一般修正系数应用的不同楼层商住综合楼宇空间分配率,较为直观地阐释和验证了空间分配率的理论基础和测算方法,也可为其他地区综合用地评估提供一定的理论依据和实践启示。
Based on premium space allocation theory, integrated land-use assessment of the spatial distribution of the coefficients were analyzed in methods and practices, the distribution rate and spatial distribution rate of land price floor formula were sum up. With Lanzhou city as an example, by selecting a typical sample, an integrated commercial and residential buildings on different floors of space allocation rate was measured out which could be used as the correction factor. That not only interpreted and validated the theoretical basis and calculation methods of space allocation ratio more intuitively, but also provided theoretical and practical inspiration for the integrated land-use evaluation in other areas.
