摘要
通过比较中美产业分类体系中对房地产业的界定,文章研究了中美房地产业增加值占国内生产总值的比重,并结合美国次贷危机爆发的深层次原因,分析了美国房地产业发展中可资借鉴的经验教训。结果显示,美国房地产业发展比例合理,次贷危机的爆发与金融信贷政策及监管有关,从而建议我国不要因次贷危机而畏惧发展,未来仍需继续完善我国的房地产业核算体系,大力发展房地产业,特别是房屋租赁业,同时应开展积极有效的政策监管。
This paper studys the ratio of value added of real estate to GDP in US and China by comparing the definition of the real estate industry in American and Chinese Industry Classification System.Combined with the deep-seated reasons for triggering the US subprime crisis,this paper analyzes the lessons we may learned from the development of American real estate.The results show that there is the reasonable development proportion of real estate in US.The outbreak of US subprime crisis was related to the financial and credit policies and regulatory.At last,we suggest that we can't fear the development because of subprime crisis and we should continue to improve the accounting system of real estate.In the future,the real estate,especially the housing rental business,should be made further progress in China.At the same time,we should carry out active and effective supervision to the real estate industry.
