Information Asymmetry on the Development of Residence Economy

作为一种重要的经济形态,住宅经济的发展不但直接关系到城市经济的健康发展,而且影响着人民生活的方方面面。从理论上讲,住宅市场的规模与价格可以由供给与需求双方自主决定,但是在现实中,由于住宅市场的特殊性,相对于其他经济形态而言,更容易出现市场失灵,因而需要政府(尤其是城市一级的政府)进行多方面的宏观调控。一般认为,住宅开发的外部性与住宅经济中参与各方的信息不对称是导致住宅经济市场失灵的两大原因。

As an important economic form, residency economy＇s development imposes the impact not only on the healthy development of the urban economy but also every aspect of people＇s lives. Generally speaking, the externality of the residential development and the information asymmetry in the residence economy are two major factors which contribute to the failure of residence economy market.
