房产测量中预测与实测面积差异的探讨

Discussion on Difference Between Estimation and Actual Mesuralment in House Property Measures

房产测量的面积测算中,由于房屋预测成果和实测成果的差异而引发的矛盾和纠纷时有发生。根据笔者所了解的情况,针对其中几个关键的主要问题,即房屋预测成果与实测成果的时效的定义、保温墙体的厚度的定义、共有公用部位的问题进行了比较详细的论证与分析、并针对这些问题,提出了一些解决办法与对措施的意见和建议。

In area mesuralment of house property measures,contradiction and dispute offten caused by the difference between estimate area and measured area in house property.According to situations obtained by author, this paper gave a detail demonstration and analysis on several main issues： aging＇s definition of house estimation area and actual mesured area,thickness＇s definition of thermal insulated wall and questions on shared parts.Then some solutions and measures are presented aimed at these issues.
