摘要
贵阳金阳新区金华园(南园)小区是大型经济适用房居住区,占地面积39.281 m2,建筑面积70.94万m2,总户数3739户,总栋数60栋,均为12层至30层的高层建筑容积率1.58;建筑密度20%.建筑场地主要是岩质地基,为了降低建筑成本,必须对原设计进行优化,减轻购房者的负担,修改的主要内容为调整基础的埋置深底;改进柱下基础和墙下条形基础;把端承桩修改为端承摩擦桩。经过修改后减少土石方开挖量和钢筋及砼工程量,降低造价1500万元以上。
Jinhuayuan(South District) district is a large residential area of affordable housing in Jinyang New District of Guiyang.The area is of 392,810 square meters,the construction area is 709,400 square meters,the total number of household are 3739,the total number of buildings are 60,all are the 12 to 30 stories of high-rise buildings,floor area ratio is 1.58;building density is 20%.Construction site is mainly on rocky foundation,in order to reduce the costs of construction,the original design must be optimized to reduce the burden of buyers,major changes are: adjusting based buried deep underground;improving the column base and the strip foundation under the wall;modifying the end piles to the end bearing pile.After modification,it is to reduce the amount of earth excavation and the amount of steel and concrete projects,and reduce the cost of more than 15 million Yuan.
