摘要
后危机时代,房地产企业营运资金管理目标应发生变化。整体来看,我国房地产企业资金管理存在的问题主要有:筹资结构不合理,负债比重偏高,资产结构单调;资产质量低下。针对问题,应采取如下对策:完善房地产企业金融市场,拓宽其融资渠道;改革房地产企业现行预算管理制度;建立健全房地产企业营运资金风险管理体系,优化房地产企业的供应链,积极尝试"零营运资金管理"。
The managing aim of real estate management capital should change in age of post - crisis. Problems in capital management of Chinese real estate companies are improper accumulating capital construction, high debet ratio, monopoly property construction, low capital quality. Regarding these questions, following measures should be taken : perfect finance market of real estate companies, broaden their financing channel, reform the present budget managing system in real estate, set up healthy capital management risk system, improve their supporting chains, attempt "zero capital management". The analysis of this managing environment in post- crisis age indicates that there are some difficulties in this issue and it needs further improvement.
