摘要
我国中低收入家庭住房的融资模式主要包括商业贷款、公积金贷款、先存后贷模式。随着我国社会经济发展,现有公共住房融资模式已极大地制约了公共住房福利效应的发挥。就限价房、经济适用房、棚户区改造还迁房、旧城改造还迁房等融资模式进行了分析,并就改进消费融资效率提出了政策建议。
The main financing resources for medium and low income families include commercial loans, housing accumulation fund loans and pre - existing loans. With social economic development, the public housing policy model has greatly restricted the effect of public housing welfare. This article discusses the financing models of price - limited housing, affordable housing, re - constructed shantytowns and urban redevelopment housing, and then brings forward policy recommendations on improving the efficiency of public housing financing.
