摘要
租地权至少自中世纪以来就在欧洲广泛存在,租地权周期普遍适用于公民私有财产受法律保护的那些国家,它对城市形态发展产生重要影响。以租地权周期为核心的租地权分析已经发展成为国际上公认的一种城市形态学研究方法,同时也衍生出相应的微干预规划设计方法。我国物权法2007年颁布实施后,城市土地权属基本上与租地权类似,租地权周期的客观规律必将对中国未来城市形态发展产生重大而又深远的影响。因而借鉴租地权周期的概念与规律既可以为中国未来城市规划与设计服务,也有利于相关研究者使用共同话语与国际研究接轨。
Burgage has come into existence widely at least since the Middle Ages in Europe;and burgage cycle is applicable universally to countries where the private property of citizens is protected by the law,and has a great influence on urban morphology development.With burgage cycle as the core,burgage analysis has developed into an important method in urban morphology study,and has given birth to the method of micro-intervention planning and design.According to the property law promulgated in 2007 in China,the concept of urban land ownership is basically similar to burgage.It is believed that the rule of burgage cycle will lay a profound influence on China's future urban morphology development.Therefore,reference to both the concept and the law of burgage cycle will not only contribute to China's future urban planning and design,but also help Chinese researchers to connect with the latest international research development.
