收益还原法是土地估价中最常用的方法之一,但在实际操作中对于土地纯收益和土地还原利率的确定方法,存在一些问题,针对这些问题提出解决这些问题的措施,试图提高该方法的应用水平。

The income reducing process is in the land appraisal one of most commonly used methods, but there exist some problems in the sctual operation regarding the land net -income and the land return to original state interest rate＇ s definite method. The author in view of these questions proposes some measures to solve these problems and attempts to improve the application of the method.
