摘要
如何确定商铺的最优转让费是转租人和后续承租人经常感到困难的决策。在作者建立的数学模型中,为使商铺期望收益最大,转租人和后续承租人均应当综合考虑转让费、经营期利润和成交概率的影响。
It is difficult for both existing tenant and its successor to determine the optimal shop transfer fee. In the mathematic model built up by the author, the fee, operating profit and transaction probability should be all taken into account by both the existing tenant and successor for the optimal expected revenue.
