摘要
利用2003~2008年我国各省市自治区的面板数据,研究各地区房价波动的成因。结果如下:从全国范围来看,宏观经济的快速发展、地价的上升、一般物价水平上涨是推动全国房价上涨的主要原因。其中,东部地区房价的波动很大程度上受土地价格的影响;一般物价水平的上升是中西部地区房价上涨的重要原因;同时,西部地区房价的上升还受地价的影响。
Based on the panel data of China's various provinces,metropolitan cities and autonomous regions during 2003-2008,this paper makes a research on the causes for the fluctuations in regional housing prices.The result shows that from the nationwide perspective,the rapid growing macro-economy,the rise of land prices and the increase in general price level are the main impulses for the skyrocketing housing prices.Among them,the housing prices in eastern regions are mainly affected by the fluctuations of land price;the rise of general price level is an important reason for housing price increase in central and western regions;meanwhile,the housing prices in western regions are affected by the rising land prices.
