单一业主高科技工业园区物业管理模式的选择与优化——以中国移动南方基地项目为例

摘要 单一业主高科技工业园区具有建筑标准高、环境优美、设施设备体系全、智能化程度高、功能多和对物业服务综合性、专业性要求高等特点,其主流的管理模式是集中统一的物业管理与专业化分包相结合。为了确保专业分包服务的质量,需要从工作效率、服务成本、协作难易、顾客感知质量等方面,对专业分包服务商进行科学选择和严格监管,并且围绕现场培教、服务优化、业务检测等方面做好对专业服务商的业务指导与检查,使其与对专业分包商的服务监管过程、质量控制过程紧密联系对接。 Single proprietorship hi-tech industrial park has the characteristics of high building standard,pleasant environment,comprehensive system of facilities and equipments,high intelligence,multifunction and advanced requirements of the comprehensiveness and professionalism of property service.Its main management pattern is to combine the centralized and unified property management with the specialized subcontracting.To ensure the quality of specialized subcontracting service,professional subcontracting service providers should be selected scientifically and supervised strictly from the aspects of working efficiency,service cost,the difficult degree of collaboration,customer perceived service quality.Operational guidance and examination should be given to the professional service provider from the aspects of on-site training,service optimization,business inspection,in order to connect it with the service supervision process and quality control process compactly.
