摘要
在确定房价收入比合理区间的基础上,基于抚州市房地产市场和抚州市城镇居民收入的统计,对抚州市2006年和2007年的房价收入比进行实证分析。得出:抚州市平均房价收入比逐年增大,但目前还在可承受范围内;不同收入阶层的房价收入比有一定差距;不同收入阶层对不同类型和不同面积大小住房的承受能力不同。
In foundation of the house price income ratio's reasonable sector,this article makes an empirical analysis of house price income ratio in Fuzhou between 2006 and 2007,based on the real estate market and the urban residents' incomes in Fuzhou.The empirical results demonstrate that the average house price to income ratio increases year after year,but is still sustainable;the housing's bearing capacity of different income groups is different to the different type and different area size.
