摘要
本文以马克思地租地价理论、城市土地区位理论为依据, 说明了制定城市土地基准地价修正体系的必要性, 并就如何选择地价影响因素、确定因素权重、地价级整体修正幅度、因素修正幅度等基准地价修正体系编制过程中的一些技术操作问题发表了见解.
This paper expounded the necessity ofw orking out standard price revised system ofurban lands on the basis oftheMarxism 'stheoriesaboutland rent, land price and theoriesabouturban lands region. Itprovided the technicalopreative ideas in the process, such as selecting influentfactors of land price and determ ining factors power, price grade entire revised extent, factors revised extent, etc.
