摘要
绿地有助于提高位于售价过低的环境中的那些符合生态学、设计学和城市可持续发展标准的住宅建筑的价值。深入研究引入城市项目的绿地对房地产价格的影响、这些绿地的美学与实用功能对建筑价值的影响机制,以及把绿地考虑进房地产销售策略中的方法。通过参照美国费城彭尼帕克公园的设计理念,从价值的概念关系上对绿地进行经济分析,揭示出一整套量化关系。同时,还汲取了纽约为创造公共空间而进行的"公—私合作项目"的经验,来帮助我们思考智利圣地亚哥的"拜森泰尼亚尔公园城"项目。当前的工作可以说明把绿地列入评价标准的原因,以及如何通过城市项目的不同运作方式,尤其是通过强调管理和经济评估,来建立绿地与城市项目之间的直接联系,从而提供一个改善其设计品质的途径。
Green space helps to increase the value of residential buildings which meet the standards of ecology, design and sustainable development in the environments at lower prices. We should thoroughly study what effect it will bring to real estate prices by adding green space in urban projects, the effecting mechanism of the aesthetic and practical functions of green space on architectural value, and how to put green space into the consideration of real estate marketing strategies. With reference to the design idea of Pennypack Park in Philadelphia, US, we conduct an economic analysis on green space from the conceptual relationship of value and reveal a set of quantitative relations. At the same time, the experience of New York "public-private partnership project", efforts to create public space, also helps us think about the Ciudad Parque Bicentenario project. The current work shows the reason why we want to include green space into the evaluation criteria, and how the direct connection between green space and urban projects are established through various operation modes of urban projects, especially by highlighting management assessment and economic evaluation. An approach to improve the design quality is also provided.
