摘要
在传统的商业地产开发模式中,地产商与零售商为相互独立的追求各自利益最大化的个体,这种各自利益的最大化必然会引起商业地产开发运营过程中的冲突,研究分析地产与零售企业两者协同效应的利益分配机制,可从理论上证明两者协同产生的收益可以在地产商和零售商之间合理分配,两者的利益是耦合的。
In the traditional model of commercial real estate development,the real estate enterprises and retail enterprises all pay attention to their own benefit maximization,which would evoke conflict in the process of commercial real estate development and operation.By analyzing the interests' allocation mechanism of synergy effect between the real estate enterprises and retail enterprises,we can prove the whole synergy effect could be delivered between the real estate enterprises and retail enterprises reasonably,both benefits are the coupling.
