房价水平与制造业的区位分布——基于长三角的实证研究 被引量:51

Housing Price and Location of Manufacturing——An Empirical Analysis Based on the Data of Yangtze Delta Region

摘要 本文基于Helpman-Hanson模型中的居民实际工资决定方程,详细阐述了长三角大型城市的房价过快上涨对制造业的区位分布产生扩散倾向的内在机制,并利用1998—2008年间长三角地区16个城市的面板数据进行计量模型的参数估计。我们发现,Helpman-Hanson模型中导致制造业扩散的"非黑洞"条件在长三角地区是成立的,大型城市的房价过快上涨以及制造业产品的丰富度欠缺是长三角制造业分散化布局的重要原因。基于这一发现,本文认为,抑制大型城市房价的过快上涨、通过基本公共品供给的均等化来促使劳动力的自由流动,长三角的城市结构体系与制造业的区位分布将更加合理。 This paper used the determination function of the worker's real wage in Helpman-Hanson model, which explained the mechanisms of location of manufacturing in Yangtze Delta Region by the highly increasing housing price, and made the parametic estimation of panel data model about 16 cities in Yangtze Delta Region in 1998--2008. The results showed that the "no-black condition" did exist in this region, the high housing price in big cites and lack of manufactuing's features were the main causes. Based on these results, the paper advocated that only by curbing the precipitous rise of housing prices, equalization of basic public services, the city structure system and location of manufacturing in Yangtze Delta Region can become more reasonable.
