摘要 通过Hedonic价格模型剔除住房质量因素的影响,计算纯粹价格变动的住房价格指数,是国外常用的一种住房价格指数编制方法。分析了传统的单一市场Hedonic模型的不足,以保定市为对象,建立了依行政区划分的住房子市场Hedonic价格模型,在计算出各子市场的时间虚拟变量住房价格指数后,经过子市场样本数量加权,得到保定市住房价格指数。 Removing the influence of housing quality by hedonic price model in calculating housing price index of pure price changes,is commonly used abroad.This paper analyzed the inadequate of traditional single market hedonic model,taking Baoding as case study,established a hedonic housing sub-market price model according to administrative sub-division,through calculating each sub-market's time-dummy variable housing price index,weighted by sub-market samples size,housing price index of Baoding is compiled.
