Investigation and Analysis on Factors Affecting Real Estate Values in Xuzhou

房价是消费者、房地产开发商和政府共同关注的焦点.影响房价的因素众多,其中宏观影响因素对房价走势起到主导作用.以徐州市房地产市场为背景,调查和分析各影响因素对徐州市房价的影响.结果表明,徐州市房价的变动除了有成本因素之外,需求拉动及政府宏观调控政策是最直接的原因.

Housing values are the focal points that consumers,real estate developers and governments at all levels are commonly concerned about.There are multiludinous factors affecting house prices,of which the macro influencing factor occupies the leading position in the trend towards housing prices.With Xuzhou＇s real estate market as the background,this paper investigates and analyzes the impacts of various influencing factors on the housing prices in Xuzhou.The results reveal that,in addition to the cost factors,the demand promotion and the government＇s macrocontrol policies are the most direct causes for the alterations in Xuzhou＇s housing prices.
