摘要
房地产企业技术创新是房地产企业长足稳定发展的关键因素之一,因此房地产企业技术创新能力的研究已受到相关领域学者、专家的高度重视。房地产企业技术创新能力的评价在此研究中占据着重要的位置,它对房地产商提高企业竞争力具有非常重要的意义。文章基于此,在理论上,结合房地产企业技术创新的内部特征选用两个基本模型(C2R&B2C)并根据已有的成熟理论方法对已知的n个决策单元选取合理的指标体系;在具体操作上,选定四个投入指标和两个产出指标,通过DEA方法来判断其投入产出的合理性、有效性,进而对房地产企业技术创新能力进行了有效的评价和辨析。最后,选取国内具有代表性的14家房地产企业为实例对上述模型进行求证,并得出来可靠性的结论,为房地产商评价企业技术创新能力提供具有普遍性的理论方法,同时为房地产领域的发展提供方法论的支持。
Technological innovation of real estate is one of key factors in its rapidly development, so expert and scholars of related field highly focus on real estate technology innovation capability. The evaluation of real estate technological innovation occupies very important position in the study; and it also very important to enhance the competitiveness of enterprises. It base on this, in theory combined with technological innovation within the real estate characteristics uses two basic models (C^2R & B^2C)and in accordance with the mature theoretical method selects to reasonable index system of n decision units; in actual operation, to select four input and two output indicators, uses DEA method to determine the reasonableness and effectiveness of its input and output, then analysis the ability the real estate enterprise technical innovation. Finally, selected 14 representative companies to validate C2R & B2C models and obtain reliability conclusions. It provides universal theoretical method for real estate to appraise technology innovation capacity, meanwhile, it also provide methodology to support the real estate felid.
