摘要
以唐山市相关房产数据为例,运用协整检验及Granger因果检验对影响房价的三个主要因素进行实证分析,结果表明:人均GDP对唐山房价影响最大,所以大力发展经济是城市繁荣的硬道理,房地产开发投资对唐山市房价有一定影响,但是影响不是很大,说明影响唐山市房价的另一个主要因素是房地产的供给不足,唐山市应该加大房地产开发的投资力度,而三个因素中对房价影响最小的就是房屋造价,说明物价上涨并不是房地产价格上升的主要因素。
The price of real estate is rising rapidly these years,which has caused extensively concerns.So this article use the Johansen Cointegration test and Granger cause test to analysis the three main factors on the price of real estate from Tangshan's related data.The result turns out:per-GDP impacts a great on the real estate price,so we need to develop the economy of Tangshan.The real estate investing has certain impact on the price,but not big,which proves the investing power is not strong enough,so more stress should be placed on the real estate investing.Besides,the building cost has lest impact on the price of real estate in Tangshan.
