摘要
大学以其良好的人文氛围,幽雅的自然环境及便利的生活设施吸引住宅购买者在其周边定居,房产开发商也将毗邻大学这种特殊的区位条件作为卖点进行宣传。本文以浙江大学紫金港校区周边住宅为研究对象,运用享乐价格模型进行分析,得出结论:大学作为重要的住宅属性之一,对其周边范围6500m以内的住宅价格影响非常明显,住宅距离大学越近,这种影响越显著。
It is not hard to find most people appreciate living near a campus since it often provides better landscape,a pleasant atmosphere and a more convenient life.Taking the houses near Zijingang campus,Zhejiang University as an example,this paper sets a useful Hedonic house pricing model aiming to find out how exactly the existence of campus influences the price of houses near it.It is found that,as one of the significant residential characteristics,the existence of a college campus has remarkable influence on the price of the near-by houses,especially within 6500 meters.
