摘要
导致房地产价值下降的损耗可分为3类:环境因素、无形损耗和有形损耗.有形损耗,称之为折旧,由结构功能状态函数来估算,而结构功能状态函数根据结构可靠性的综合模糊评判得出.采用本文提出的折旧计算方法,评估在用房屋的价值能较好地反映其实际价值.
The sources of depreciation which result in loss in value of real estate may be categorized into three classifications: environmental obsolescence, functional obsolescence and physical deterioration. The physical deterioration,called depreciation,can be estimated from the state function of structural function; the latter is obtained with the help of fuzzy comprehensive evaluation of structural reliability. Using the method of estimating the depreciation that is proposed in this paper, the evaluating value of an existing building can represent its real value.
