摘要 城市土地市场发展的驱动机制是重要的理论和现实问题。城市土地市场发展的驱动因子主要包括自然、经济和社会因子,其中经济、社会因子是短期土地市场发展的主导因子,相关制度通过影响驱动因子的作用机制使市场发展表现出不同的外部特征。通过分析和选择驱动因子,以南京市为例进行主成分分析,发现宏观经济发展和工业化、城镇化水平提升是当前城市土地市场发展的主要影响因素,但地方政府的偏好可能影响土地市场的健康发展。应从改善社会收入分配、转变政府职能、推动集体建设用地入市等方面入手保障城市土地市场稳定健康发展。 The driving forces for the development of urban land market mainly include natural,economic and social factors,of which economic and social factors are the dominant factors for the short-term development of land market.The relevant system can make the market development present the different external characteristics through the mechanisms which influence the driving forces.This paper makes a conclusion that the promotion of macro-economic development and industrialization and urbanization is the main factors for current development of urban land market via analysis and choice of driving factors,as well as based on the situation of Nanjing.However,preferences of the local government may influence the healthy development of the land market.On account of this,this paper argues that in order to ensure stable and healthy development of urban land market,several measures should be adopted,such as improvement of social income distribution,transformation of government functions,and promotion of collectively owned land for construction directly entering the market.
