中国经济适用房政策保障绩效的实证研究

An Empirical Study of Policy Security Performance of Chinese Economic and Affordable Housing

供给水平系数、居民承受能力系数可以作为判断中国经济适用房政策保障绩效评价的指标。通过居民承受能力系数的分析可以看出,我国经济适用房定价适中,基本符合中低收入居民家庭消费经济适用房的需求,但供给水平系数显示,我国经济适用房供给水平非但没有随着国民经济增长而提高,反而在总体上呈现出下降趋势。所以,中国政府提高经济适用房政策保障绩效应从供给方面着手。最后,对中国未来十年经济适用房最优支出及销售价格进行了预测。

Coefficient of supply level and coefficient of resident affordability can be used to judge the policy performance evaluation of Chinese economic and affordable housing.Chinese economic and affordable housing prices is moderate and broadly in line with the demand of Middle-income households By analyzing coefficient of resident affordability.But the supply level of economic and affordable housing shows a downward trend in general By analyzing coefficient of supply level.Therefore,the Chinese government must improve the supply level of economic and affordable housing.
