浙中地区住宅外墙渗漏原因及对策探讨

On Reasons and Countermeasures of the Housing Outer Wall Leakage in Middle Zhejiang Area

浙中地区属中亚热带季风气候,春季雨量丰富,住宅外墙渗漏现象比较常见,造成住宅外墙漏水有建筑设计、施工和建设管理等多方面的原因。建筑公司应结合防水要求,合理进行建筑外立面设计,确保墙体砌筑及外墙装饰的质量,并加强过程管理,杜绝外墙漏水隐患;政府层面应加强对房屋质量的监管,提高建筑防水设计标准和相应的技术规范要求,从法律层面延长房屋渗漏保修年限。

The central region of Zhejiang Province was of subtropical monsoon climate with abundant rainfall in spring,and the residential wall leakage happened frequently.The leakage was caused by many reasons such as the design,the construction and the management of the building etc.The construction company should design the building facades reasonably so as to meet the water-proof requirements,and to guarantee the quality of the wall masonry and the external decoration.It suggested strengthening the process management in order to eliminate the leakage risks.The government should enhance the supervision on the quality,and improve the standard and technical specification of the water-proof design.And legally the guarantee of keeping in good repair on the leakage should be extended.
