浅析房地产市场中对民间游资的引导

民间资本以社会游资的形式广泛存在于房地产销售市场,对需求产生直接的刺激,引起房价飙升,从而套取房地产增值的非正常溢价。由于民间游资的投机性,当其赚取高利快速撤离时,将会造成房价的大幅波动,对经济的发展造成一定的风险。因此,对房地产市场中民间游资的引导非常重要。本文首先从民间游资对我国房地产市场的影响着手,然后分析了民间游资青睐房地产市场的原因,最后提出了正确引导民间游资的相关措施。

Private capital was widespread in real estate sale market in the form of social hot money.It directly stimulated the de-mand,which would push high land price in order to gain real estate abnormal premium.Due to the speculation of private hot money,once it made a great profit,it would withdrew from the market quickly,in consequence the housing price would fluctuate sharply and threaten economic development.Therefore,it＇s important to guide private hot money in real estate market.The paper began with the ef-fect of private hot money to Chinese real estate market,and analyzed reasons why private hot money was in favor of real estate market,finally gave some advices to guide it.
