摘要
针对房地产营销过程中,价格变化随机性的特点,将灰色GM(1,1)预测与马尔可夫预测有机结合,构成灰色—马尔可夫预测模型,对未来某一时段的房价的灰色预测结果做马尔可夫评价。结果表明,该模型是切实有效的。因此,此模型可用于指导房地产政策的制定。
The price of Shanghai real estate market is forecasted in this paper using Grey-Markov model, which is an organic combination of grey GM （ 1,1 ） forecasting model and Markov forecasting model. The results show that this advanced model effective. So this model can be used to help government make targeted policies which aim at stabilize the real estate market.
