建筑工程外墙面渗漏的成因及对策分析

Analysis on the Causes and Countermeasures for Outer Wall Leakage in Construction Projects

外墙面渗漏是一种较为突出的质量通病。通过上海市"天台家园"工程的实战,分析了造成工程外墙面渗水、龟裂、起壳等问题的7个方面的原因,提出为防止外墙体渗漏,应采取加强沟通、做好施工组织设计和质量计划、抓好技术交底、加强过程控制、提高员工职业素质和技能等5项管理对策,并应在外墙、门窗、屋面、抹灰层及特殊节点等关键部位采取相应的技术控制措施。为防止建筑工程外墙面渗漏提供了可以借鉴的经验。

The outer wall leakage is one of the important quality problems.Through the study of Shanghai Tiantai Homeland Project,seven issues were analyzed,including the outer wall seepage,cracking and shelling.Five aspects were proposed which need to be improved in the aspect of communication,construction organization design and quality plan,technical disclosure,process control,and employees＇ professional qualities and skills.The technical control measures need to be adopted in the key parts such as outer wall,doors and windows,roofing,plaster layer,and special node.This paper provides the references for preventing the outer wall leakage in construction projects.
