摘要
构建了基于城镇居民收入动态变化下的住房购买力模型,提出了如何通过计算消费者所能承受的最高理论房价,并将其与实际房价进行比较来确定城市住房价格合理与否及不合理程度的方法,并对北京等7城市房价进行了合理性及不合理系数的实例分析。研究表明,7城市中北京、上海、深圳的城市住房价格偏高,其他4个城市房价尚处于合理范围。
This paper builds a model of housing purchasing power based on the dynamic changes of urban residents' income. It calculates the maximum theoretical price consumers can afford and determines whether the urban housing prices are reasonable or not by comparing it with the actual price. The paper conducts an empir- Beijing and other six cities. The research higher while in other four cities the housical research on reasonableness and unreasonableness coefficient in shows that the housing prices in Beijing, Shanghai and Shenzhen are ing prices are still within reasonable limits.
