摘要
本文对美国房地产市场及房地产金融体系进行系统性回顾,以一个更为长期的历史视角考察次贷危机中的房地产市场波动。美国房地产市场的发展,始终受到两个因素的推动:一是金融体系的发展,尤其是大萧条后确立的房地产金融体系框架以及80年代以后的金融自由化;二是政府的作用,"居者有其屋"的理念一直贯穿美国战后。在这种模式作用下,房地产市场更容易与现代金融体系相结合,并反过来产生重大的影响。
On the basic of a historical retrospect of American housing market, this paper finds out that it is always driven by two factors: one is development of financial system, including housing financial system framework established after the Great Depression and financial liberalization since 1980s; the other is the political philosophy of government, which promote home ownership lasting the whole postwar. Thus, housing market is prone to be affected by modern financial system, and in turn has a significant influence.
