江苏省城镇居民住房消费能力的分析与展望

Analysis and Forecast of the Housing Consumption Capacity of Urban Residents in Jiangsu Province

通过对江苏省城镇居民收入水平、住房消费支出水平及住房市场需求结构的抽样调查和统计分析，分别对江苏省城镇居民住房消费的发展趋势，普通城镇居民对住房价格及对成本租金的承受能力进行分析、预测与对比，并得出了江苏普通城镇居民已完全具有经济适用住房的购买力，但近期还不具备成本租金的承受能力的结论。

By surveying and analyzing the annal income and housing expenditures of urban residents and structure of real estate market in Jiangsu province,the paper forecasts the housing consumption trend of urban residents in Jiangsu province,analyzes and compares the bearing capacity of urban residents with house price and rent;and finally concludes that the general urban residents in Jiangsu province have had enough capacity to buy economic houses,but can not bear the cost rent and the price of commercial houses in future decade.
