摘要
地下停车需求与供给是相互影响和相互决定的矛盾体。供给应既满足需求,又作用于需求,需求是供应的基础影响因素。本文通过对不同区域同类用地性质、同类区域不同用地性质、同类建筑物不同区域、同类建筑物不同功能等四个方面研究,分别对建筑物区位、土地利用性质、建筑物配建停车指标进行了地下停车需求比例单元划分,从而实现不同用地单元的地下停车供需平衡。以深圳地下停车规划为例,验证了地下停车需求比例的可行性。
The demand and supply of underground parking are paradox of their interaction and determined by each other. The parking demand is the basic influential factor of the supply, and the supply should not only satisfy the demand, but also has effect on the demand. This paper analyzed four aspects of the problem: the same land nature in different regions , the different land nature in same type of regions, the similar structures in different regions and the different funetion of similar structures, then, to divide the underground parking into units by demand proportion for building location, the nature of land-use and the indicators of parking construction for building, with the purpose to achieve a balanee of underground parking demand and supply in different land units. A ease study of underground parking planning in Shenzhen is carried out to validate the feasibility of demand proportion of underground parking.
